BUYERS' gUIDE

1. Project Overview

The first step in purchasing a property is to get an overview of the project. This means we will provide you with all the essential information about the property, including its location, amenities, layout, pricing, and available payment options. This gives you a clear picture of what you’re considering. It’s important to ask questions and make sure you understand every detail before moving forward.

2. Site Visit or Property Tour

Once you have all the information, it’s time to see the property for yourself. We arrange a site visit or property tour for you. This is your chance to walk through the space, check the quality of construction, and get a feel for the neighborhood and surroundings. It’s crucial to see the property in person to make sure it matches your expectations. You can ask questions about the features, the builder, or the surrounding area.

3. Reservation Agreement

When you’ve found the property you like and are ready to proceed, the next step is signing a “Reservation Agreement”. This document locks in the property for you and shows the Seller that you are serious about purchasing. You’ll need to pay a Reservation Fee, which is often a small percentage of the property price. This fee will go towards your down payment or be deducted from the total cost.

4. Property Briefing

After reserving the property, we’ll schedule a “Property Briefing”. In this meeting, We assist you through the details of the project, including important information like the development’s timeline, payment schedules, and what’s included with the property. This is also the time to clarify any concerns you may have and ensure you understand all terms before moving forward. It’s an important step to make sure everything is clear and there are no surprises.

5. Submission of Requirements

At this point, we help you gather and submit the necessary documentation to proceed with the purchase. Typically, this includes proof of identity (like an ID or passport), proof of income (like payslips or bank statements), and other financial documents. The required documents might vary depending on whether you’re paying in cash or using financing (Bank or Pag-ibig). Submitting all the paperwork on time ensures there are no delays in the process.

6. Turnover of Property

Once the paperwork is complete and payments are settled, we’ll reach the final step whish is the “Property Handover” – this is when the property is officially yours. You’ll make any final payments, and we assist you during the inspection to ensure everything is in order. You’ll then receive the house keys and officially take ownership of your new home or property. Before signing off, we’ll do a final walkthrough to ensure everything is as promised, and if there are any issues, they’ll be addressed at this time.
